Selling a house and maintenance really do have a lot in common

In doing the preparation work to “put our house” on the market I noticed some similarities between prepping the house and maintenance. When I went into the attic to start removing the really important stuff that had migrated there, I opened each box. As I looked at the items memories of specific events and activities came to mind. Then it hit me…

This is like a historical review that maintenance should be routinely doing with the Work Order history in their attic (their CMMS). When was the last time you reviewed the equipment history in the Computerized Maintenance Management System? Did you look for trends, abnormal activities, or increased consumption of parts? Does the history show effective Preventive Maintenance (PM) or is there evidence of too many or too few PM’s being performed? This critical review is necessary to keep your PM program from becoming stagnant and identify the necessary activities based on your operating environment.

If the Work Order was important enough to enter into the system, isn’t it important enough to review? I would love to continue writing more, but, the wife is yelling for me to get out of the attic and complete my assigned tasks. Not sure where or how to get started? We can help.
